Gelgelelim g\u00fcncel yasal d\u00fczenlemelere g\u00f6re, yabanc\u0131ya konut sat\u0131\u015f\u0131nda belirli s\u0131n\u0131rland\u0131rmalar vard\u0131r. Bu i\u00e7eri\u011fimizde, 2026 y\u0131l\u0131 itibar\u0131yla yabanc\u0131ya <a href=\"https:\/\/www.ilanlar.com\/emlak\"><strong>konut<\/strong><\/a> sat\u0131\u015f\u0131nda ge\u00e7erli olan d\u00fczenlemelere yer verece\u011fiz. Ayr\u0131ca T\u00fcrkiye Cumhuriyeti vatanda\u015f\u0131 olmak i\u00e7in gerekli konut alt de\u011ferine de de\u011finece\u011fiz.<\/p>\n<h2>2026 Y\u0131l\u0131nda Vatanda\u015fl\u0131k \u0130\u00e7in Ev De\u011feri ve Yeni Alt Limit<\/h2>\n<p>Yabanc\u0131 bireylerin T\u00fcrkiye Cumhuriyeti vatanda\u015f\u0131 olmas\u0131 i\u00e7in sa\u011flamas\u0131 gereken ko\u015fullar 5901 Say\u0131l\u0131 Kanun\u2019da d\u00fczenlenmi\u015ftir. T\u00fcrk Vatanda\u015fl\u0131\u011f\u0131 Kanunu, \u00f6zellikle burada vatanda\u015fl\u0131k sahibi olmak isteyen yabanc\u0131 yat\u0131r\u0131mc\u0131lar i\u00e7in \u00e7e\u015fitli ayr\u0131cal\u0131klar sunar. T\u00fcrkiye\u2019de ev almak ise bu ayr\u0131cal\u0131klardan biridir. Fakat yabanc\u0131lar\u0131n ilgili haktan yararlanmas\u0131 i\u00e7in alaca\u011f\u0131 evin belli bir de\u011fer \u00fczerinde olmas\u0131 \u015fartt\u0131r. Yabanc\u0131ya m\u00fclk sat\u0131\u015f\u0131 yasas\u0131 gere\u011fince gayrimenkul de\u011ferleme raporu almak i\u00e7in izlenmesi gereken ad\u0131mlar \u015fu \u015fekildedir:<\/p>\n<ul>\n<li>E\u011fer ger\u00e7ek ki\u015fiyse ta\u015f\u0131nmaz sahibi, t\u00fczel ki\u015fiyse temsilcisi Web Tapu \u00fczerinden ba\u015fvuruda bulunmal\u0131d\u0131r.<\/li>\n<li>T\u00fcrkiye Cumhuriyeti vatanda\u015fl\u0131\u011f\u0131 alacak ki\u015filer ekspertiz raporu i\u00e7in \u00f6ncelikle Talep bilgisi kategorisine t\u0131klamal\u0131d\u0131r. Ard\u0131ndan Talep Amac\u0131 ve Vatanda\u015fl\u0131\u011fa Konu Sat\u0131\u015f a\u015famalar\u0131n\u0131 se\u00e7melidir. Son olarak ise rapor i\u00e7in GEDA\u015e Gayrimenkul De\u011ferleme A.\u015e. se\u00e7ilmelidir.<\/li>\n<li>Yat\u0131r\u0131m ama\u00e7l\u0131 m\u00fclk edinen yabanc\u0131lar, rapor i\u00e7in talep bilgisi ve amac\u0131ndan sonra \u201cSat\u0131\u015f\u201d k\u0131sm\u0131na t\u0131klamal\u0131d\u0131r.<\/li>\n<\/ul>\n<p>Yukar\u0131daki s\u00fcre\u00e7ler do\u011frultusunda al\u0131nan ekspertiz raporlar\u0131 90 g\u00fcn ge\u00e7erlidir.<\/p>\n<h3>S\u0131n\u0131r \u0130lleri<\/h3>\n<p>S\u0131n\u0131rda yer alan ve yabanc\u0131 n\u00fcfusun yo\u011fun oldu\u011fu baz\u0131 illerde, \u00e7e\u015fitli mahalleler yabanc\u0131 ikametine kapat\u0131lm\u0131\u015ft\u0131r. \u00d6rne\u011fin Gaziantep ilinin \u015eahinbey il\u00e7esinde 100\u2019den fazla mahallede s\u0131n\u0131rlama vard\u0131r. Bunun yan\u0131 s\u0131ra Hatay\u2019\u0131n s\u0131n\u0131r hatt\u0131nda kalan \u00e7o\u011fu il\u00e7esindeki mahalleler de yabanc\u0131 ikametine kapal\u0131d\u0131r. Kilis Merkez ve Elbeyli il\u00e7eleri ise geni\u015f kapsamda k\u0131s\u0131tlaman\u0131n oldu\u011fu di\u011fer b\u00f6lgelerdir. Adana\u2019da ise Seyhan, Y\u00fcre\u011fir ve Karata\u015f il\u00e7elerinde yabanc\u0131 ikameti b\u00fcy\u00fck oranda s\u0131n\u0131rland\u0131r\u0131lm\u0131\u015ft\u0131r. E\u011fer s\u0131n\u0131r illerinde yat\u0131r\u0131m yapmay\u0131 d\u00fc\u015f\u00fcn\u00fcyorsan\u0131z, \u0130l G\u00f6\u00e7 \u0130daresi \u00fczerinden parsel sorgulama yapmak yararl\u0131 olacakt\u0131r.<\/p>\n<h2>Yabanc\u0131 Yat\u0131r\u0131mc\u0131lar \u0130\u00e7in Tapu Harc\u0131 ve Masraflar<\/h2>\n<p>Yabanc\u0131 yat\u0131r\u0131mc\u0131lar, m\u00fclk edinme s\u00fcrecinde %4 oran\u0131nda tapu harc\u0131 \u00f6der. Fakat s\u00f6z konusu tutar, al\u0131c\u0131 ve sat\u0131c\u0131 aras\u0131nda e\u015fit olarak payla\u015ft\u0131r\u0131l\u0131r. Bu noktada yabanc\u0131 yat\u0131r\u0131mc\u0131 %2 ve sat\u0131c\u0131 %2 olmak \u00fczere tapu harc\u0131n\u0131 \u00f6demelidir. \u00d6rne\u011fin de\u011feri 400.000 $ olan bir konut i\u00e7in toplamda 8.000 $ \u00f6deme yap\u0131l\u0131r. \u0130lgili miktar\u0131n 4.000 dolar\u0131n\u0131 yat\u0131r\u0131mc\u0131 \u00f6derken geriye kalan bedel sat\u0131c\u0131ya aittir. Bunun yan\u0131 s\u0131ra 2026 y\u0131l\u0131 itibar\u0131yla belirlenen d\u00f6ner sermaye bedelini de \u00f6demek gerekir. \u00d6te yandan gayrimenkul de\u011ferleme raporu i\u00e7in yakla\u015f\u0131k 400 $ de\u011ferinde bir bedel \u00f6denir. E\u011fer s\u00fcre\u00e7 i\u00e7erisinde laz\u0131m olacaksa, yabanc\u0131 yat\u0131r\u0131mc\u0131 oldu\u011fu i\u00e7in gerekir, yeminli terc\u00fcman masraflar\u0131n\u0131 eklemek gerekir.
