Bu noktada ev sahipleri, yasal vergi s\u00fcre\u00e7lerinden habersiz olmalar\u0131 halinde \u00e7e\u015fitli sorunlarla kar\u015f\u0131la\u015f\u0131r. Evini kiraya veren m\u00fclk sahiplerinin bilmesi gereken ba\u015fl\u0131ca husus, konutun kira bedeline g\u00f6re vergilendirilmesidir. S\u00f6z konusu vergiler genellikle Mart ve Temmuz aylar\u0131n\u0131n son g\u00fcn\u00fcne kadar \u00f6denmelidir. Bu i\u00e7eri\u011fimizde ev sahiplerinin kira geliri vergisi hakk\u0131nda bilmeleri gereken t\u00fcm g\u00fcncel bilgileri sunaca\u011f\u0131z.<\/p>\n<h2>Kira Geliri Vergisi Nedir, Kimler \u00d6der?<\/h2>\n<p>Kira geliri vergisi, 193 say\u0131l\u0131 Gelir Vergisi Kanunu kapsam\u0131nda gayrimenkul\u00fcn\u00fc kiralayanlar taraf\u0131ndan \u00f6denmesi gereken vatanda\u015fl\u0131k borcudur. Gelir Vergisi Kanunu 70. maddede d\u00fczenlenmi\u015ftir. Gayrimenkul sermaye irad\u0131 olarak tan\u0131mlanan miktar, belirli durumlarda vergilendirilmektedir. A\u015fa\u011f\u0131daki gayrimenkullerin kira gelirleri, GVK dahilinde vergilendirilir:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.ilanlar.com\/emlak\/kiralik-konut\"><strong>Kiral\u0131k Konutlar<\/strong><\/a><\/li>\n<li>\u0130\u015f yerleri<\/li>\n<li>Binalar<\/li>\n<li>Araziler<\/li>\n<li>Telif haklar\u0131<\/li>\n<li>Motorlu nakil ve cer vas\u0131talar\u0131<\/li>\n<\/ul>\n<p>Ayr\u0131ca arama, i\u015fletme ve imtiyaz haklar\u0131 dahilinde elde edilen gelirler de kira vergisine tabiidir.<\/p>\n<h2>Kimler Kira Geliri Vergisinden Muaft\u0131r?<\/h2>\n<p>Kira bedeli belirli bir miktar\u0131n alt\u0131nda olan konut sahipleri, kira geliri vergisinden muaft\u0131r. Her y\u0131l s\u00f6z konusu istisna tutar\u0131 yeniden g\u00fcncellenir. \u0130stisna miktar\u0131 belirlenirken y\u0131ll\u0131k toplam kira bedeli esas al\u0131n\u0131r. Senelik elde etti\u011fi kira geliri, devlet taraf\u0131ndan belirlenen miktar\u0131 a\u015fmayanlar, buna y\u00f6nelik vergi \u00f6demez. Bununla birlikte muafiyet kapsam\u0131nda yer alan ev sahipleri, beyanname vermek zorunda de\u011fildir.<\/p>\n<h2>2026 Y\u0131l\u0131nda Beyanname Zorunlulu\u011fu Nas\u0131l Uygulan\u0131r?<\/h2>\n<p>Kira geliri tutar\u0131 belirli bir miktar\u0131n \u00fczerinde olan t\u00fcm m\u00fclk sahipleri, beyanname vermek zorundad\u0131r. Dolay\u0131s\u0131yla d\u00fczenli kira alan t\u00fcm ev sahiplerinin s\u00fcreci yak\u0131nen takip etmesi \u00f6nem arz eder. Beyanname s\u00fcrelerini ka\u00e7\u0131rma durumunda yasal problemlerle kar\u015f\u0131la\u015fmak m\u00fcmk\u00fcnd\u00fcr. \u00d6te yandan g\u00fcn\u00fcm\u00fcz ko\u015fullar\u0131nda kira geliri beyannamesini elektronik ortamda h\u0131zl\u0131 ve pratik \u015fekilde yapmak i\u015ften bile de\u011fil. Bu ba\u011flamda Gelir \u0130daresi Ba\u015fkanl\u0131\u011f\u0131, haz\u0131r beyan sistemi \u00fczerinden m\u00fckelleflere kolayl\u0131k sunar. Ev sahiplerinin yapmas\u0131 gereken i\u015flem ise G\u0130B taraf\u0131ndan sunulan Haz\u0131r Beyan Sistemine giri\u015f yapmakt\u0131r.<\/p>\n<p>Kira geliri \u00f6demekle y\u00fck\u00fcml\u00fc konut sahipleri, Haz\u0131r Beyan sistemine \u00fc\u00e7 farkl\u0131 yolla girebilir. Bu noktada ev sahipleri, sisteme e-Devlet hesaplar\u0131n\u0131 ba\u011flayarak ya da kullan\u0131c\u0131 koduyla girme hakk\u0131na sahiptir. Ayr\u0131ca sistemde yabanc\u0131 kimlik numaras\u0131yla giri\u015f alternatifi de vard\u0131r. Beyanname s\u00fcreleri i\u00e7erisinde sisteme giri\u015f sa\u011flayan mal sahipleri, platformdaki tasla\u011f\u0131 onaylamal\u0131d\u0131r. Bununla birlikte beyanname s\u00fcrecini zaman\u0131nda tamamlamak gerekir. 2026 itibar\u0131yla kira geliri vergisi i\u00e7in 31 Mart 2026 tarihine de\u011fin beyanname vermek \u015fartt\u0131r.<\/p>\n<h2>2026 Y\u0131l\u0131 Kira Geliri \u0130stisna Tutar\u0131 Ne Kadard\u0131r?<\/h2>\n<p>Kira geliri istisna tutar\u0131, vergi mevzuat\u0131nda belirtilmi\u015f olup her sene g\u00fcncellenir. 2026 y\u0131l\u0131 kira geliri istisna tutar\u0131, 58.000 TL\u2019dir. Fakat g\u00fcncel vergi takvimine g\u00f6re 2026 y\u0131l\u0131nda \u00f6denecek miktar, 2025 gelirlerini kapsar. Dolay\u0131s\u0131yla m\u00fckellefler, 2025 i\u00e7in belirlenen 47.000 TL\u2019lik istisna tutar\u0131na g\u00f6re \u00f6deme yapacakt\u0131r. Bu noktada 2025 y\u0131l\u0131nda 47.000 TL alt\u0131nda kira geliri elde eden ev sahipleri, gelir vergisinden muaft\u0131r. Senelik kira gelirinin 47.001 TL ve \u00fczerinde olmas\u0131 ise ev sahiplerini do\u011frudan s\u00f6z konusu vergi m\u00fckellefi yapar. Bu durumda m\u00fckellefler Gelir \u0130daresi Ba\u015fkanl\u0131\u011f\u0131\u2019na beyanname s\u00fcreci i\u00e7erisinde do\u011fru bilgiler sunmal\u0131d\u0131r.<\/p>\n<h2>G\u00f6t\u00fcr\u00fc Gider Y\u00f6ntemi ve Ger\u00e7ek Gider Fark\u0131<\/h2>\n<p>Ev sahipleri, vergi hesaplama s\u00fcrecinde g\u00f6t\u00fcr\u00fc gider ve ger\u00e7ek gider olmak \u00fczere iki yasal y\u00f6ntemden yararlanabilir. G\u00f6t\u00fcr\u00fc gider sistemi, vergi m\u00fckellefleri taraf\u0131ndan s\u0131k\u00e7a tercih edilen bir y\u00f6ntemdir. S\u00f6z konusu y\u00f6nteme g\u00f6re resmi belge ibraz\u0131nda bulunmadan gelirin y\u00fczde 15\u2019ini d\u00fc\u015fmek gerekir. Bununla birlikte g\u00f6t\u00fcr\u00fc gider sisteminde, %15\u2019lik oran\u0131 \u00e7\u0131kar\u0131nca kalan de\u011fer, yasal vergi dilimlerine g\u00f6re hesaplan\u0131r.<\/p>\n<p>Ger\u00e7ek gider y\u00f6ntemi ise vergilendirme s\u00fcrecinde t\u00fcm masraf kalemlerini hesaplamaya dayal\u0131d\u0131r. Ev sahipleri, ger\u00e7ek gider y\u00f6ntemi hesaplamas\u0131 ile a\u015fa\u011f\u0131daki masraflar\u0131 vergiden d\u00fc\u015fme hakk\u0131na sahiptir:<\/p>\n<ul>\n<li>Evin yasal sigorta poli\u00e7eleri<\/li>\n<li>Konut ve bina onar\u0131m masraflar\u0131<\/li>\n<li>Konut kredisi senelik faiz \u00f6demeleri<\/li>\n<\/ul>\n<p>Bunlar\u0131n yan\u0131 s\u0131ra evin sat\u0131n alma bedelinin %5\u2019ini de be\u015f y\u0131l s\u00fcreyle masraf olarak g\u00f6stermek m\u00fcmk\u00fcnd\u00fcr. Elbette ki ev sahipleri, hangi y\u00f6ntemin kendisi i\u00e7in daha avantajl\u0131 olaca\u011f\u0131n\u0131 bizzat de\u011ferlendirmelidir.<\/p>\n<h2>Vergi Dairesi \u0130\u015flemleri ve Ceza Yapt\u0131r\u0131mlar\u0131<\/h2>\n<p>Gelir vergisi m\u00fckellefleri, elde ettikleri kira geliri i\u00e7in Mart ay\u0131n\u0131n son g\u00fcn\u00fcne kadar beyanname vermelidir. Gelir \u0130daresi Ba\u015fkanl\u0131\u011f\u0131\u2019n\u0131n Haz\u0131r Beyan Sistemi\u2019ni kullanarak saniyeler i\u00e7erisinde kira geliri i\u00e7in beyanname vermek m\u00fcmk\u00fcnd\u00fcr. 31 Mart 2026 tarihine kadar beyanname vermeyen ev sahipleri ise yasal muafiyet hakk\u0131n\u0131 kaybeder. Ayr\u0131ca zaman\u0131nda beyanda bulunmayan kira geliri vergisi m\u00fckelleflerinden gecikme zamm\u0131 ve vergi ziya\u0131 al\u0131n\u0131r.<\/p>\n<h2>\u00d6deme Takvimi ve Taksitlendirme Se\u00e7enekleri<\/h2>\n<p>Vergi Dairesi \u00fczerinden tahakkuk eden kira gelir vergisini 2026 Mart ve Temmuz aylar\u0131nda iki taksit olarak \u00f6demek m\u00fcmk\u00fcnd\u00fcr. \u0130lk taksit \u00f6demesi i\u00e7in belirlenen son \u00f6deme tarihi, 31 Mart 2026\u2019d\u0131r. \u0130kinci taksidi ise en ge\u00e7 31 Temmuz 2026 tarihine kadar \u00f6demek elzemdir. Bu noktada ev sahipleri, kira geliri vergilerini \u00e7e\u015fitli yollarla \u00f6deyebilir. Ev sahiplerinin gelir vergisini \u00f6derken kullanabilece\u011fi y\u00f6ntemler, a\u015fa\u011f\u0131daki gibidir:<\/p>\n<ul>\n<li>Devlet bankalar\u0131<\/li>\n<li>Anla\u015fmal\u0131 \u00f6zel bankalar<\/li>\n<li>Kredi kart\u0131<\/li>\n<li><a href=\"http:\/\/www.turkiye.gov.tr\">e-Devlet<\/a><\/li>\n<\/ul>\n<p>Gelir vergisi m\u00fckellefi olan m\u00fclk sahipleri, Dijital Vergi Dairesi \u00fczerinden vergi takvimine g\u00f6z atabilir.
