Bu \u00e7er\u00e7evede krediyle ev almay\u0131 d\u00fc\u015f\u00fcnenlerin finansal durumunu ve gelirini mutlaka hesaba katmas\u0131 gerekir. Ayr\u0131ca kredi ko\u015fullar\u0131 da konut kredisi \u00e7ekerek ev alacak ki\u015filer taraf\u0131ndan incelenmelidir. Konut kredisi ile ev alman\u0131n ba\u015fl\u0131ca avantajlar\u0131, \u015fu \u015fekildedir:<\/p>\n<ul>\n<li>Likidite azalmayaca\u011f\u0131 i\u00e7in farkl\u0131 ihtiya\u00e7lar\u0131n\u0131z i\u00e7in elinizde para kal\u0131r. \u00d6zellikle muhtemel acil durumlar a\u00e7\u0131s\u0131ndan kenarda paran\u0131z kal\u0131r.<\/li>\n<li>E\u011fer birikiminiz varsa paran\u0131z\u0131 farkl\u0131 yat\u0131r\u0131mlarda de\u011ferlendirme imkan\u0131 yakalars\u0131n\u0131z.<\/li>\n<li>Baz\u0131 durumlarda \u00f6dedi\u011finiz faizleri, vergiden d\u00fc\u015fmek m\u00fcmk\u00fcnd\u00fcr.<\/li>\n<li>Bankalar\u0131n ilk evini alanlara y\u00f6nelik kampanyalar\u0131 olmaktad\u0131r. Bu \u00e7er\u00e7evede konut kredisi ile gen\u00e7 ya\u015fta ev sahibi olma avantaj\u0131 elde edersiniz.<\/li>\n<\/ul>\n<p>Konut kredisi \u00e7ekerek ev alman\u0131n ba\u015fl\u0131ca dezavantaj\u0131 ise toplam geri \u00f6deme miktar\u0131n\u0131n artmas\u0131d\u0131r. Bunun nedeni, anapara ve faiz y\u00fck\u00fc birle\u015fince evin toplam maliyetinin artmas\u0131d\u0131r. Vade s\u00fcresi boyunca ev ipotekli olaca\u011f\u0131 i\u00e7in finansal esneklik a\u00e7\u0131s\u0131ndan da dezavantaj s\u00f6z konusudur. \u00d6te yandan her ne kadar bankalar konut kredisi verse de bunun yeterlilik ko\u015fullar\u0131 vard\u0131r. Kredi puan\u0131 y\u00fcksek olmayan ve d\u00fczenli geliri bulunmayan bireylerin, konut kredisi \u00e7ekmesi m\u00fcmk\u00fcn de\u011fildir. Bu \u00e7er\u00e7evede kredi ile ev almak, herkes i\u00e7in uygun bir se\u00e7enek de\u011fildir.<\/p>\n<h2>Bankalara G\u00f6re Konut Kredisi Oranlar\u0131 2026<\/h2>\n<p>Bankalar\u0131n <a href=\"https:\/\/www.ilanlar.com\/emlak\/konut\"><strong>konut<\/strong><\/a> kredisi oranlar\u0131 her y\u0131l belirlenen faiz ile g\u00fcncellenmektedir. Gelgelelim faizlerde, bir rakam\u0131n de\u011fi\u015fmesi bile gayrimenkul yat\u0131r\u0131m\u0131 yapacak bireyler a\u00e7\u0131s\u0131ndan \u00f6nemlidir. 2026 itibar\u0131yla bankalar taraf\u0131ndan uygulanan g\u00fcncel konut kredisi faiz oranlar\u0131 a\u015fa\u011f\u0131da s\u0131ralanm\u0131\u015ft\u0131r:<\/p>\n<ul>\n<li>Akbank taraf\u0131ndan sunulan \u0130lk Evim Konut Kredisi, %2,85 faiz oran\u0131na sahiptir.<\/li>\n<li>Ziraat Kat\u0131l\u0131m Bankas\u0131, konut finansman\u0131 i\u00e7in %2,59 vade fark\u0131 almaktad\u0131r.<\/li>\n<li>AlBaraka\u2019n\u0131n ev kredisi i\u00e7in uygulad\u0131\u011f\u0131 faiz oran\u0131 %2,63\u2019t\u00fcr.<\/li>\n<li>Vak\u0131f Kat\u0131l\u0131m konut finansman\u0131 i\u00e7in %2,63 faiz almaktad\u0131r.<\/li>\n<li>T\u00fcrkiye \u0130\u015f Bankas\u0131\u2019n\u0131n ev kredisi i\u00e7in belirledi\u011fi faiz oran\u0131 %2,65\u2019tir.<\/li>\n<li>KuveytT\u00fcrk\u2019\u00fcn konut finansman\u0131 i\u00e7in ald\u0131\u011f\u0131 faiz, %2,76\u2019d\u0131r.<\/li>\n<li>T\u00fcrkiye Finans Bankas\u0131, konut kredilerinde %2,96 olmak \u00fczere kar pay\u0131 koyar.<\/li>\n<li>ING Bankas\u0131, ilk defa ev alacaklara \u00f6zel olarak %2,99 oran\u0131yla konut kredisi verir.<\/li>\n<li>Vak\u0131fBank, s\u0131f\u0131r evlere \u00f6zel Sar\u0131Panjur konut kredisi dahilinde %2,54 faiz al\u0131r.<\/li>\n<li>Halkbank\u2019\u0131n Hesapl\u0131 Evim Konut Kredisi i\u00e7in belirledi\u011fi faiz oran\u0131, %2,69\u2019dur.<\/li>\n<li>Ziraat Bankas\u0131, %3,19 faiz oran\u0131yla ev kredisi vermektedir.<\/li>\n<\/ul>\n<p>Bunlar\u0131n yan\u0131 s\u0131ra QNB Bankas\u0131 taraf\u0131ndan Standart Mortgage kapsam\u0131nda %2,49\u2019lik faizle konut kredisi verilmektedir. Ayr\u0131ca TEB, Alternatif Bank, DenizBank, \u015eekerbank ve ISBC gibi bankalar da konut kredisi vermektedir.
